How to purchase new build from project?

What common purchasing costs are in Alicante?
- Transfer tax, VAT and registration tax in Spain
If you buy new construction, of which you become the first owner, you do not need to pay transfer tax. In that case you pay a form of VAT, the IVA, or Impuesto sobre el Valor añadido. The percentage of IVA on new-build homes is 10%.
In addition, there is an additional registration tax for new construction in Spain, the so-called Impuesto sobre Actos Jurídicos Documentados, abbreviated the AJD. The AJD is currently 1.5% of the purchase price of the house. This tax therefore only applies if you buy a new-build home.
- Notary fees in Spain
The costs for passing the deeds of sale at the notary are approximately 0.5% to 1% of the value of the property.
- Spanish Land Registry
After passing the purchase agreement at the notary, your newly acquired property will be registered in your name in the Spanish Land Registry, or Registro de la Propiedad. The costs for this amount to between 0.3% and 0.7% of the value of the property.
